Airbnb Instant Book: How it works & setup guide

TL;DR

Airbnb Instant Book lets guests book your place automatically, without waiting for you to approve a request. The alternative is Request to Book, where you review and approve each reservation yourself. Instant Book can bring you more bookings because guests can filter for it, but it works only if your calendar is accurate and you set requirements that filter out risky guests.

Checklist

  • Instant Book: guests confirm and pay instantly. More visibility, less screening

  • Request to Book: you approve every request within 24 hours. More control, more work.

  • You can add guest requirements (verified ID, good track record, advance notice, trip length) to make Intant Book safer.

  • For new listings, Airbnb approves your first bookings manually by default, then switches you to Instant Book unless you change it.

Every Airbnb listing handles bookings one of two ways. With Instant Book, a guest picks their dates, confirms, and pays, and the reservation is theirs. With Request to Book, the guest sends a request and you have 24 hours to approve or decline it.

Which one you pick changes how you run your rental. Here is how Instant Book actually works, what it costs you, and how to set it up so the risk stays manageable.

What Instant Book is

Instant Book lets any guest who meets your requirements instantly book any available dates on your calendar. There is no approval step from you. Guests see a "Confirm and pay" button on your listing, and they can even filter Airbnb search to show only Instant Book listings.

Request to Book works differently. The guest sends a reservation request, the dates get blocked on your calendar while you decide, and you have 24 hours to respond before the request expires. This is the default experience many hosts prefer when they're starting out.

The practical difference is screening. With Request to Book, you read every guest's profile and message before committing. With Instant Book, you commit first and review after.

Why hosts turn Instant Book on

Instant Book exists because guests want certainty. Here's what it offers you in return:

  • More bookings. Guests who need a place right now often filter for Instant Book listings only. If you require approval, you don't appear in those searches at all.

  • Better response-rate stats. Instant Book counts as accepting a booking, which supports your response rate and can help toward Superhost status.

  • Less admin. Airbnb accepts bookings for you based on the rules you set. You don't spend your evenings approving requests.

  • Happier guests. Immediate confirmation removes the uncertainty of waiting for a reply.

Airbnb's own guidance on booking faster with Instant Book notes that guests like confirming immediately, and that this can lead to more bookings.

The honest downsides

Instant Book trades control for convenience, and the tradeoffs are real:

  • Less guest screening. You can't read a message or profile before accepting. You'll occasionally host someone you would have declined.

  • Calendar out of date means cancellations. If Instant Book is on and your calendar shows dates as free that aren't, a guest can book them. Canceling an Instant Book reservation can bring fees or other consequences from Airbnb.

  • Stay extensions confirm automatically. A guest who booked with Instant Book can add extra nights up to 72 hours before checkout and get instant confirmation without asking you. You get notified, but if you can't accommodate the extra nights, you have to contact the guest and sort it out.

  • You can't decline freely. Declining requests for reasons that violate Airbnb's Anti-Discrimination Policy applies to you in both modes, but with Instant Book you accept based on rules rather than judgment.

When Instant Book is the wrong choice

Instant Book isn't for everyone. Airbnb suggests sticking with Request to Book when:

  • Your place has quirks that need explaining before someone commits, like steep stairs leading to the only entrance.

  • You can't reliably respond within 24 hours to the special-circumstance requests that still come through.

  • You're new to hosting and want to review your first reservations to get a feel for things.

That last point is built in by default. Airbnb's new-host setting approves your first bookings manually (during a limited test, hosts may see "your first 3" or "your first 5 bookings"). After you confirm those, your settings switch to Instant Book automatically, unless you change them.

Guest requirements that reduce the risk

Every guest must agree to your house rules and meet Airbnb's standard booking requirements. With Instant Book on, you can add more requirements in your booking settings:

  • Government ID verification. Guests must have a verified ID before booking.

  • Good track record. The guest has completed a stay without a bad review or an incident reported to Airbnb Support.

  • Pre-booking message. You write a preset message with questions, and guests must respond before booking. This gives you a small screening step without manual approval. If guest communication matters to your rental experience, our guide to the importance of guest communication covers how a good message sets expectations early.

  • Advance notice. Choose same day (with a cut-off time), or at least 1, 2, 3, or 7 days before check-in. Airbnb blocks the notice days on your calendar automatically, so you're not scrambling to turn a place around.

  • Minimum and maximum trip length. If you don't set a maximum, a 31-night cap applies automatically. Stays longer than your maximum go to you as a request to approve.

A concrete example of a low-risk setup: require government ID, require a good track record, ask for at least 1 day of advance notice, and set a pre-booking message with two questions. Guests who pass all four screens are rarely the ones who cause problems.

How to turn Instant Book on or off

On desktop:

  1. Click Listings and select the listing you want to change.

  2. Under Listing editor, click Booking settings.

  3. Select Use instant book or Approve all bookings.

  4. Click Save.

You can switch between the two modes at any time, and add or remove guest requirements whenever you like. One note: you must have Instant Book turned on to add guest requirements to a listing.

The 48-hour exception

Instant Book isn't available if a guest books within 2 days of check-in and needs to arrive outside your check-in window. In that case, the reservation comes to you as a Request to Book, and you decide whether the check-in time works. If it doesn't, you don't have to accept it.

So even with Instant Book on, you keep a final say over awkward late-night arrivals on very short notice.

If you list on more than one platform

Here's the biggest operational risk with Instant Book: it applies to every available date on your Airbnb calendar. If you also list your place on Booking.com or Vrbo, an automatic booking on one channel can collide with a booking on another.

Airbnb warns hosts who use channel software about this directly: keep your calendar synced, because out-of-date calendars cause double bookings and cancellations. If you sync calendars with iCal feeds, remember that iCal only syncs periodically, so a booking can sit unsynced for hours. Reducing the gap between bookings and checking your calendar before you open new dates helps. If you're not sure where the double-booking risk comes from, our guide to vacation rental calendar sync breaks it down, and what iCal is and why synchronization matters explains the mechanics.

If you manage availability across several channels and want one reliable calendar behind all of them, that's exactly what booking software for vacation rentals is for.

What happens when a guest doesn't meet your requirements

When a guest tries to book with Instant Book but doesn't meet your requirements, Airbnb sends you a reservation request instead. You get 24 hours to approve or decline, same as Request to Book. The dates stay blocked while you decide, so a quick response matters either way.

So should you turn it on?

For most hosts with a manageable number of properties and a reasonably tidy calendar, Instant Book with strict guest requirements is worth it. The search visibility alone brings bookings you'd otherwise never see, and the requirements screens cover most of the screening you lose.

Turn it on when your calendar is accurate and synced. Stick with Request to Book while you're learning, or if your property needs explaining before a guest commits. Once your booking settings are settled, keeping availability consistent across every channel you list on is the next problem to solve. Bookingmood is booking software for rental companies that lets you show availability, take direct bookings, and own the guest relationship. You can sign up and try it risk free.
